Know About Us
What we maintain
The full range, in-house, which is the point.
Patio and decking repairs. Painting and plastering repair. Roof and gutter repair. Fence and paving repair. Window and door repair and replacement. Kitchen and bathroom cabinet and bench repairs. Ceilings and skirting board repair. Water blasting to exterior paint and paving. Yard clean-ups. Tenant vacate maintenance. Body corporate repair and maintenance.
Behind that sits the rest of the business, so a maintenance relationship with us does not stop at small jobs. Carpentry, plastering, painting, fencing, retaining walls, decking and patios, pressure washing, landscaping and door and window repairs are all the same team, and urgent repairs covers the 24/7 emergency side.
For property managers and landlords
If you manage rentals in Queensland, maintenance stopped being discretionary in 2024.
Queensland’s minimum housing standards applied to new tenancies and renewals from 1 September 2023, and to all remaining tenancies from 1 September 2024. Under those standards, the Residential Tenancies Authority sets out that rental premises must be weatherproof and structurally sound, be in good repair with fixtures and fittings that are not likely to cause injury through normal use, and have functioning locks or latches on all external doors and windows that can be reached without a ladder. They must be free from vermin, damp and mould, other than where the tenant has caused it. They must include curtains or other window coverings providing privacy in rooms where a tenant would reasonably expect it. They must have adequate plumbing and drainage and be connected to hot and cold water suitable for drinking. They must provide privacy in bathroom areas and have flushable toilets connected to a sewer, septic tank or other waste disposal system. If a kitchen is provided it must have a functioning cook-top, and if laundry facilities are provided the necessary fixtures must be there.
Read that list as a maintenance schedule and it is almost entirely trade work: roofline and weatherproofing, general repairs, locks and hardware, mould and damp remediation, window furnishings, plumbing, and kitchen and laundry fixtures.
We handle routine repairs, entry and exit condition work, tenant vacate maintenance, and the make-good jobs that come out of a routine inspection. Because it is one team, a report with nine items on it becomes one job and one invoice rather than five contractors and five schedules.
For body corporate and strata committees
Committees deal with a problem no maintenance contractor’s website acknowledges: working out who is responsible for what before anything can be approved.
Queensland is clear on the principle. A body corporate must maintain the common property in a good and structurally sound condition, while the owner of a lot must maintain their lot in good condition. The complication is the boundary between the two, which depends on the survey plan type and the regulation module that applies to your scheme, and is the single most common source of committee disagreement.
We are not your body corporate lawyer and we will not tell you where that boundary sits on your scheme. What we will do is turn up, tell you plainly what the defect actually is and what it will take to fix, and give you a scope and price clear enough to take to a committee meeting or put in a motion. Vague quotes are how maintenance items get deferred for three years.
We handle common property repairs and maintenance, recurring scheduled maintenance, and the reactive call-outs that cannot wait. See our strata and body corporate services.
For commercial premises and facilities
For commercial sites the priorities are different again: keeping the place presentable, keeping it safe, and getting things fixed without disrupting trade.
We maintain offices, retail premises, hospitality venues and industrial sites, working around trading hours where required. Reactive repairs, scheduled maintenance, make-good work at end of lease, and presentation work like painting and pressure washing.
See our commercial maintenance services.
For aged care and assisted living
Aged care has its own requirements, and the practical difference is not the trade work but how it is carried out. Residents are present, often frail, and frequently have dementia or mobility needs. Work has to be planned around them, sites kept genuinely safe rather than just signposted, trades need to be respectful and unobtrusive, and jobs need to be finished rather than left part-done over a weekend.
We maintain aged care and assisted living facilities across Brisbane and Logan, including accessibility work such as grab rails, handrails, ramps and door hardware. See our aged care services.
For homeowners and investors
None of the above changes what we do for people who simply want their own place looked after.
The rolling list, in other words: the gutter that overflows, the fence panel that has gone, the door that sticks, the deck that needs attention before summer, the exterior that could do with a wash and a coat of paint. We are happy to work through a list in one visit rather than treating each item as a separate call-out, which is almost always cheaper and always less hassle.
For investment properties, we can deal directly with your agent so you are not the go-between.
One team, one invoice, one point of contact
This is the argument, and it is a real one.
Most property maintenance is not one trade. A single inspection report will typically need a carpenter, a plasterer, a painter and someone on the roof. Managed as four contractors, that is four quotes, four schedules, four invoices, four site visits and four opportunities for something to fall between them.
We are a registered QBCC licence holder and fully insured, locally owned and based in Logan, and we complete over 8,000 jobs a year across more than 80 suburbs. Our founder Billy is a licensed builder with more than 25 years of trade experience.
For anything above the QBCC threshold, note that a licence is required for building work valued over $3,300, and that plumbing, drainage and gas fitting require the relevant licence at any value. On a maintenance portfolio that adds up quickly, and it is worth knowing that the contractor holding your schedule is licensed for what they are doing.
If you need something formal for a committee, a tender or a procurement process, our Capability Statement sets out our services, insurances and how we work. It is available to download from this page, or ask us and we will send it through.
Frequently Asked Questions
Do you take on ongoing maintenance contracts, or only one-off jobs?
Both. Plenty of our work is recurring scheduled maintenance for strata schemes, commercial sites, aged care facilities and agencies, and plenty is one-off. Tell us which you need.
Can you work through a whole inspection report in one visit?
Yes, and it is usually the cheapest way to do it. A list of small items handled in one visit by a multi-trade team costs considerably less than the same items booked separately.
What are the minimum housing standards, and do they apply to my rental?
They are Queensland’s baseline requirements for rental premises, covering weatherproofing and structural soundness, general repair, locks, vermin, damp and mould, window coverings, plumbing and drinking water, bathroom privacy and toilets, a functioning cook-top and laundry fixtures. They have applied to all tenancies since 1 September 2024.
Who is responsible for maintenance in a body corporate, the committee or the lot owner?
In principle the body corporate maintains common property in a good and structurally sound condition and lot owners maintain their own lots. Where the boundary sits depends on your survey plan type and regulation module, which is a legal question rather than a trade one. We will tell you clearly what the defect is and what fixing it involves so the committee can make the call.
Do you work around business trading hours?
Yes. For retail, hospitality and commercial sites we schedule around trade, including early starts and after-hours where that is what the site needs.
Are you insured to work on commercial and strata sites?
Yes, we are fully insured and a registered QBCC licence holder. Our Capability Statement sets out the detail, and we can provide certificates of currency on request.
Do you handle emergency call-outs as part of a maintenance arrangement?
Yes. We offer 24/7 emergency call-outs, which for a managed portfolio means one number rather than a scramble at 10pm.
Can you deal directly with my property manager?
Yes, and most owners prefer it. We can take instructions, quote and report directly to your agent.
Whether it is one property or a portfolio, we will give you a clear scope and a fixed price. Get a free quote or call 0485 814 802.
